Our Franklin, TN client is looking for a Building Engineer to join their tem on a contract to hire basis.

Job Summary:
Position is responsible for the general maintenance and orderliness of the property and direction of mechanics and outside contractors on assigned projects.  Controls inventory of parts and equipment.  Makes repairs including, but not limited to the areas of HVAC, plumbing, carpentry, painting, plastering, machine servicing, electrical.  Works to achieve property goals and objectives, and to achieve the maximum life and reliability of all mechanical systems within the specified portfolio.

Essential Functions:
Duties include, but are not limited to calibration, preventive maintenance, troubleshooting and repair of building systems and components:
HVAC – VAV boxes, air handlers, exhaust systems, cooling towers (including water treatment), pumps, energy management system
Life safety and security systems – card entry system, electronic/magnetic locks, fire pump and fire alarm systems, fire extinguisher maintenance emergency generator
Plumbing – domestic water pumps, PRV valves toilet, sinks, faucets, urinals, and flush valves
Completion of tenant and property management generated work orders within a 24-hour period.  If timeframe is not achievable, reports such to property management office
Customer service
Repair and service of door hardware, maintain key stock, make keys, and assist locksmith

Miscellaneous Special Projects:
Replace lighting and ballasts within 24-hour period
Replace missing escutcheon plates, ceiling tiles, electrical cover plates
Report possible code violations to Property Mgr
Maintain roof and window leak logs
Maintain MSDS sheets
Maintain purchase order log
Paint/maintain cleanliness of mechanical/engineering areas
Maintain 24 hour on-call status as required, responding immediately to maintenance, including after hours
Enforce building rules/regulations when necessary
Build good working relationship with contractors
Assist construction mgr with supervision of interior tenant construction jobs ensuring compliance with all codes and building rules/regulations
Assist with preparation of annual budgets
Assist with quarterly/annual property inspections
Review energy management reports and historical property management records and work orders for accuracy and repetitive problems in maintenance operations
Assist with capital projects as required
Attend meetings as required

Job Requirements and Qualifications:

Minimum:
HS diploma, GED, or equivalent 6-8  years property maintenance experience
Working knowledge of commercial building systems
Advanced computer skills (Word, Excel for reporting information)
2+ years’ energy management systems experience
Excellent customer service skills

Desired:
HS diploma, GED, or equivalent 7-8  years property maintenance experience
Working knowledge of commercial building systems
Advanced computer skills (Word, Excel for reporting information)
2+ years’ energy management systems experience
Excellent customer service skills
Computer experience with building automation systems
BOMA, SMA, or FMA certification or candidate
Professional demeanor
