Our Nashville (Green Hills) client is looking for Building Maintenance Professional to join their team on a direct hire, part time basis (20 hours a week)

This position is a very important representative of the company.  This person must be polite and courteous to the tenants and their customers.

The following are the requirements of this position :
1. Be able to perform maintenance request and repairs.
2. Be a self motivator.
3. Be able to plan ahead and use time wisely.
4. Be observant of security and liability issues on a daily basis.
5. Communicate to the building manager making him aware of potential problems, ideas and suggestions.
6. Be productive.
7. Be able to perform a variety of tasks including the following:  electrical, plumbing repairs, painting, minor building repairs, groundskeeper, and sweeping, maintaining the curb appeal of the parking lot, sidewalks, stairwells and covered parking.
8.A set of priorities shall be established for the maintenance professional on a daily, weekly and monthly basis.  Depending on the season and weather, they will be revised.  Upon completion of the daily priorities and maintenance requests, maintenance person will find other work on his own without being given direction or guidance from the building manager.  There are always things to do.
9. Know in advance how to plan your day.  Plan your maintenance work orders.
10. Security and possible liabilities are a priority.  Always be observant to be sure all stairwells, parking garage, exterior lighting and pole lights are working.  Replace lights immediately.  If you observe that a pole light is out, report it to the building manager.  Liabilities are always a concern.

The responsibility of the maintenance position includes the repair and duties of the following :
A. Plumbing – be able to repair leaks to plumbing fixtures; unclogging of stopped up toilets and sinks.
B. Electrical – replace and or repair plugs and switches; replace bulbs and ballast.
C. Painting
D. Ground Maintenance – keep grounds, parking lot and landscape areas clear of trash; keep plant beds free of weeds; water grass and shrubs; spray shrubs and trees when they are infested with insects or disease.
E. General Maintenance – replace ceiling tiles; change out door locks; replace air filters; apply de-icer chemicals during the winter; sweeping breezeways, stairways, etc.
F. Responsible for realizing capability limits and recommend specialized contract labor when applicable.
G. Responsible for reporting major damages to the building manager.
H. The maintenance professional is responsible for being “on call” to building manager only and will be paid for those hours worked.  This person is not “on call” to tenants.
I. Responsible for performing the duties of this positon as listed above.  Other duties may be assigned as required.
J. Maintenance professional must provide their own tools.
