Our Franklin, TN (Cool Springs) client is looking for a Property/Operations Manager to join their team on direct hire basis.

The Manager provides management, direction and leadership to ensure the property is maintained and operated in accordance with company policies.  Responsibilities include working closely with the General Manager to operate the 180,000 square foot sports facility and the ability to facilitate solutions to problems between the facility and internal support staff.  Strong management skills, customer service skills and supervisory skills are required.
This position carries the responsibility to provide primary management services including: monitoring the bulk contracts and contractor performance, coordinating landscape and building maintenance, managing 75k of hardwood gym floors and 20 acres of sports fields, project repairs, assisting with financial and accounting services, budgeting, and general administration. 

Essential Job Functions:
Assist with inspections of building units, sports fields, common areas, sidewalks, etc. on a regular basis
Assist in establishing effective administrative procedures, a work order system and follow-up, required to ensure efficient operations and a timely response to the requirements of the facility and sports fields.
Supervise housekeeping and maintenance staff
Basic working knowledge of building systems, such as HVAC.

Qualifications, Knowledge, Skills and Abilities:
Experience managing a mid-size facility
An ability to promote and maintain positive member relations and communicate effectively with members
Ability to analyze and solve problems
Work a regular Monday to Friday work schedule 8am to 5pm with some additional overtime
Pro-active and team oriented
Computer skills (MS Office, Excel, Work, Outlook, etc.)
Graduated from a recognized high school/educational institution, preferably supplemented by additional college.
Ability to coordinate various types of landscaping and building maintenance issues
High skill levels in oral and written communication and the interpersonal skills required to react positively with other department heads, staff employees and members

Physical Skills:
Acceptable eyesight (with or without correction)
Acceptable hearing (with or without hearing aid)
Acceptable driving record and driver’s license
Walking, Standing, Kneeling, Bending, Pulling, Stooping, Driving
Medium weight lifting (up to 25lbs. regularly and up to 40lbs. occasionally)
Ability to access input and retrieve information from a computer.
